Addresswell, LLC
Listing & Advertising Standards
Last updated October 10, 2026 · Effective October 10, 2026
These standards apply to every listing, photo, document, profile, review response and paid promotion on www.addresswell.co. They help buyers trust what they see and keep advertising lawful. Professionals agree to them when they publish, and they are part of the Terms of Use and Professional Terms.
1. Who may advertise
Only licensed real estate professionals with an active Addresswell professional account may publish listings or buy promotion, and only for real property located in the United States that they, or the brokerage they act for, are authorized in writing to advertise. Owners who are not licensed, and anyone advertising goods or services other than real property and related real estate services, may not publish listings.
2. Required listing information
- The MLS listing number for homes and land for sale, and for any rental or commercial listing that is in an MLS, with the MLS organization where helpful.
- An accurate property type, transaction (sale, rent or lease), price and price basis, address (or parcel and directions for unaddressed land), and the core facts the listing editor requires for that property type.
- A contact email address and a phone number with area code for the listing team. Never publish a seller’s private contact details, lockbox codes, alarm codes, gate codes or showing instructions.
- Any brokerage name, license number or other disclosure that your state’s license law or your MLS requires in advertising.
3. Accuracy and availability
- Describe the property truthfully and completely enough not to mislead. Leave a fact blank when it is unknown rather than guessing; unknown stays unknown.
- Use the real asking price or rent. Do not use placeholder, teaser or “bait” prices, or prices that exclude mandatory charges without saying so. A coming-soon listing may say “Price to be determined” until the seller sets a price; it must show the price before it is marked active.
- Keep status current: change it promptly when a property goes under contract, sells, rents, leases, is withdrawn or comes off the market.
- Do not publish duplicate listings for the same property, relist to reset the days on market or first-published date, or move a listing to a different property type to gain exposure.
- Coming-soon listings require the seller’s written authorization, an expected availability date and compliance with your MLS’s rules on public marketing.
- Open houses must be real, scheduled events that the listing team will host.
4. Photos, video, tours and documents
- Upload only media you have the right to publish, including the photographer’s license, and stop using media when that license ends.
- Photos must show the actual property, current conditions and accurate views. Do not digitally remove defects, power lines, neighboring structures or easements, or alter rooms, windows, views, lot lines or landscaping in a way that misleads.
- Label virtually staged, rendered, model-home, artist’s-conception and twilight-enhanced images as such, and keep an unstaged photo of any virtually staged room.
- Floor plans, plat maps and surveys must be accurate copies and identified as approximate where they are.
- Before making a document public, remove personal information, signatures, account numbers and anything the seller has not authorized you to share.
- Video and virtual-tour links must point to the property and use a supported provider. Media must not contain advertising for other properties or services, or contact details that route around the listing team.
- Photos must not carry text overlays, phone numbers, website addresses, logos or watermarks, except a photographer or brokerage credit your MLS or state law requires. Upload clear, well-lit images; landscape images at least 1,600 pixels wide display best.
5. Prohibited content
Listings, profiles and messages must not include content that:
- indicates a preference, limitation or discrimination based on a protected characteristic, or steers people toward or away from a neighborhood (see the Fair Housing Policy at /legal/fairhousing);
- is false, deceptive, unsubstantiated or misleading, including claims about investment returns, guaranteed appreciation, school assignment or flood risk that you cannot support;
- infringes copyright, trademark, privacy or publicity rights;
- includes people who have not consented, or identifiable occupants, minors or personal belongings that reveal private information;
- is obscene, violent, hateful, harassing or defamatory;
- advertises unlawful activity, illegal units or uses, or property you are not authorized to advertise; or
- contains links, codes or contact methods designed to collect consumer information for purposes other than the listing; or
- is designed to get around listing review, for example by changing a listing’s address, type or media after approval to advertise a different property.
6. Sponsored placement
Promoted listings and profiles are labelled “Sponsored” wherever they appear in lists and rows; on the search map, a featured listing is shown with its price on the map instead of a plain dot. Sponsored placement rotates among eligible paid listings, must match the searcher’s criteria, and never implies an independent recommendation, popularity or guaranteed results. Payment does not affect a listing’s review, a license verification badge or the facts shown. Listing reports distinguish impressions, clicks, contact actions and submitted inquiries; a click on a phone link does not confirm that a call took place.
7. Verification badges and labels
A “License verified” badge means an Addresswell administrator matched the professional’s license to a state registry on the date shown. It is never sold, is not a review, ranking or recommendation, and may be removed if a license cannot be confirmed. Labels such as “New,” “Coming soon” and “Sponsored” are applied by Addresswell according to listing data and must not be imitated in listing text or photos.
8. Reviews and responses
Professionals may respond to reviews professionally and must not disclose a client’s private information, threaten reviewers, or offer incentives to change or remove a review. Fake, purchased or conflicted reviews are prohibited.
Each reviewer confirms that the review is about their own experience, that they are not related to, employed by or competing with the professional, and that they received nothing for writing it. We don’t remove or withhold reviews because they are negative. We remove only reviews that are unlawful, defamatory, harassing or obscene, that contain private information, that aren’t about a real service experience, or that we reasonably believe are fake or conflicted, and we apply these rules to positive and negative reviews alike. “Verified client” means an administrator confirmed the client relationship.
9. Compliance with laws and MLS rules
Professionals are responsible for following their state license law and advertising rules, brokerage policies, MLS rules (including rules on when and where a listing may be publicly marketed and on the use of MLS data), fair housing law, consumer protection law, and telephone, text and email marketing law. Addresswell does not receive MLS data feeds; professionals enter their own listings and are responsible for having the right to advertise them here.
10. Review and enforcement
Addresswell reviews listings before they are published and may review content at any time. We may ask for changes, correct formatting, relabel, hide, pause or remove content, end promotions, remove badges, or suspend or terminate accounts that violate these standards or the law, with or without notice and without refund except as required by law. Our review does not make content accurate or lawful; professionals remain responsible for what they publish.
11. Report a problem
To report an inaccurate, unauthorized, misleading or discriminatory listing, profile, photo or review, use “Report this listing” on the listing page or “Report” on a review, or email support@addresswell.co with the page address and the reason. A copyright report made with these tools is not a DMCA notice; to have material removed under the DMCA, send a notice as described in the Copyright & DMCA Policy (/legal/copyright). Do not include another person’s private records in a report.
