Addresswell, LLC
Fair Housing Policy
Last updated October 10, 2026 · Effective October 10, 2026
Addresswell, LLC is committed to fair housing and equal opportunity. Everyone deserves the same access to housing information on www.addresswell.co, and every listing and search should be about the property, not about who might live there.
1. Our commitment
Addresswell supports the federal Fair Housing Act and all state and local laws that prohibit discrimination in the sale, rental, financing and advertising of housing. We design the Services so that people can search and contact professionals on equal terms, and we require everyone who publishes or promotes content to do the same.
2. Protected characteristics
Federal law prohibits housing discrimination because of race, color, religion, sex, national origin, familial status (households with children under 18 or someone pregnant or seeking custody) and disability. Many states and cities protect additional characteristics, which may include sexual orientation, gender identity, age, ancestry, marital status, military or veteran status, source of income, creed and others. Addresswell’s own policy prohibits discrimination based on sexual orientation or gender identity everywhere. You must follow every law that applies where the property is located.
3. Listings and advertising
Listings, descriptions, photos, profiles and messages must not indicate any preference, limitation or discrimination based on a protected characteristic, or an intention to make one, and must not steer people toward or away from a neighborhood. Describe the property, its features and its location, not the people who might live there or nearby. For example:
- Do not use words or phrases that describe a desired or undesired type of buyer or tenant, such as references to race, religion, national origin, families with children, age (except in lawful housing for older persons) or disability.
- Do not describe neighborhoods by the characteristics of the people who live there.
- Describe accessibility features factually (for example “step-free entrance” or “roll-in shower”) rather than describing who the home is for.
- Housing for older persons may be advertised only if it qualifies under the law, and only as the law allows.
- Rental listings must not impose terms that discriminate, including unlawful refusals of assistance animals or reasonable accommodations.
We review listings before they are published and may require changes, remove content or suspend accounts that violate this policy or fair housing law. Our review does not make a listing compliant; the professional who publishes it remains responsible.
4. Search, schools and neighborhood information
Search filters on Addresswell are based on property features, price, location and listing details, not on the characteristics of residents. School information shows the nearest public schools by straight-line distance and an academic score built from public state results; it is not a statement about any school’s students or community, and a nearby school may not serve an address. Price trends describe changes in a published price index, not the people who live in an area.
5. How placement and recommendations work
Sponsored placement, featured rotation, recommendations and alerts use only a listing’s location, features, price and status and the searches you choose. They never use, infer or target protected characteristics or proxies for them, and advertisers can’t choose who sees their listings.
6. Reasonable accommodations
If you have a disability and need help using the Services, see our Accessibility Statement (/legal/accessibility) or contact accessibility@addresswell.co. Professionals must make reasonable accommodations and modifications as fair housing law requires.
7. Report a concern
If you see a listing, profile, review or message on Addresswell that you believe is discriminatory, use “Report this listing” on a listing page, “Report” on a review or conversation, or email support@addresswell.co with the page address and a description. We will review it and take the action we consider appropriate.
You can also file a complaint with the U.S. Department of Housing and Urban Development at https://www.hud.gov/fairhousing, or with your state or local fair housing agency. Filing a report with us does not affect your right to file with a government agency or to seek other remedies.
No retaliation. Addresswell will not retaliate against anyone for a good-faith fair housing report to us, a complaint to HUD or a state or local agency, or helping someone else do so, even if we find no violation. We do not tell the listing team or person reported who made a report, unless the law or legal process requires it. Professionals may not threaten, retaliate against or refuse service to anyone for reporting or complaining (42 U.S.C. § 3617). Only knowingly false or harassing reports are handled under Reports and false reports in our Terms of Use.
