Addresswell, LLC
Professional Terms
Last updated October 10, 2026 · Effective October 10, 2026
These Professional Terms apply when you create a professional account, join or manage a workspace, publish listings or a professional profile, or buy a plan, a featured boost, a ZIP code profile boost or any other paid feature from Addresswell, LLC. They add to the Terms of Use, which also apply to you, including the arbitration agreement and class action waiver in the Terms of Use section titled “Dispute resolution, arbitration and class action waiver.”
1. Scope and order of precedence
These Professional Terms, the Terms of Use, the Listing & Advertising Standards, the Refunds, Cancellation & Auto-Renewal Policy, the Privacy Policy and any plan, price or offer details shown to you when you buy (together, the “Professional Agreement”) govern your professional use of the Services. If these Professional Terms conflict with the Terms of Use on a professional matter, these Professional Terms control. Capitalized terms not defined here have the meanings in the Terms of Use.
2. Who may hold a professional account
Professional accounts are for individuals who hold an active real estate license in good standing in at least one U.S. state and who are authorized by their supervising broker, where one is required, to advertise property and use the Services. You must provide your legal name, license number, license type and licensing state accurately, keep them current, and tell us promptly if your license lapses, is suspended, restricted, revoked or changes.
We may ask for information to confirm your identity, license and authority, and we may check public licensing records. A “License verified” badge appears only after an Addresswell administrator matches your license to the state’s public registry and is shown with the review date. A plan or payment never verifies a license. We may withhold, remove or expire a badge, pause listings or suspend an account if we cannot confirm a license, if a license is not active in the state where a listed property is located, or if we receive credible information that you are not authorized.
3. Workspaces, owners and team members
Each professional account belongs to a workspace (an organization) with one owner. The owner controls billing, plans, seats, invitations and member access, and is responsible for the workspace’s compliance with the Professional Agreement, including the conduct of its members.
Plans include a number of seats, counting the owner. The owner may invite licensed professionals by email to fill open seats; an invitation holds a seat until it is accepted, cancelled or expires, and works only for an agent account with the invited, verified email address. Members share the workspace’s listings, listing slots, inquiries, reports and featured boosts, and each signs in with their own account. The owner may remove a member’s access at any time. Listings, documents, inquiries and reports created in a workspace remain with that workspace when a member leaves.
You represent that every person you invite is authorized to act for your business, and that your use of a shared workspace complies with your brokerage’s policies and the law. If ownership of a workspace needs to change, contact support@addresswell.co; we may require proof of authority.
4. Listings you publish
You may publish a listing only for real property that you, or the brokerage you act for, are authorized in writing to advertise, and only in the manner that authorization, your brokerage, your multiple listing service (“MLS”) and the law permit. Each listing must include the MLS listing number (for homes and land for sale, and for any listing that is in an MLS), a contact email and phone number with area code for the listing team, and the other information the listing editor requires, and must comply with the Listing & Advertising Standards.
You are solely responsible for every listing you or your workspace publish, including its accuracy, completeness, compliance with MLS rules (including any rules about when a property may be publicly marketed, such as clear-cooperation or coming-soon rules), brokerage identification and other disclosures required by your state’s license law, fair housing law, seller instructions, and keeping it current. Update a listing promptly when its price, status or material facts change, and mark it under contract, sold, rented, leased, withdrawn or off market when that happens.
Before a listing is published, an Addresswell administrator reviews it, including your license for the property’s state, and may approve it, ask for changes or reject it. Approval is not a determination that a listing is accurate, lawful or authorized. We may refuse, pause, label, reformat or remove any listing, photo or document at any time, including when we receive a complaint, when a listing appears inaccurate, stale or unauthorized, when your plan ends, or when required by law.
Listings you mark sold, rented or leased stay visible to the public under the Sold filter, with their photos, the price you entered, and dated price and status history, while your workspace has an active plan, unless you withdraw or archive them. Before marking a listing closed instead of withdrawing it, confirm that your MLS, brokerage, seller and photographers’ licenses allow display after closing. The price shown may be the last asking price, not the recorded sale price. Listings that are withdrawn, expired or temporarily off the market are not shown publicly.
When you submit a listing you check a set of statements (for example, that you are authorized to advertise the property, that you have rights to all photos, documents and media, that you accept the listing standards and, for coming-soon listings, that you hold the seller’s authorization). We record the exact statements, their version, your account, your organization, the listing version and the time. You agree that these recorded statements are true when made and that we and others may rely on them.
5. License to your listings and profile
In addition to the license in the Terms of Use, you grant Addresswell and its affiliates a worldwide, non-exclusive, royalty-free, fully paid, transferable and sublicensable license to host, store, reproduce, format, adapt, display, distribute and publicly perform your listings, photographs, videos, virtual tours, floor plans, plat maps, surveys, documents, profile content, logos and other materials you provide (“Professional Content”) to operate, provide, improve and promote the Services, including to display it in search results and on listing, profile, map and comparison pages; in emails and alerts to users; in previews when users share links; to search engines; and in marketing for the Services. You may withdraw a listing or remove Professional Content at any time; we will stop displaying it within a reasonable time, except for copies retained in backups, records required for legal, tax, audit or dispute purposes, recorded acknowledgments, verified sales records you submitted for your profile, and promotional materials already created.
You represent and warrant that you and your brokerage own or have licensed all rights needed to grant this license, including from photographers, videographers, sellers and MLSs, and that our use of Professional Content as permitted will not infringe or violate anyone’s rights or require us to pay anyone. To the extent permitted by law, you waive, and will obtain waivers of, any moral rights in Professional Content as against Addresswell and its sublicensees.
6. Buyer inquiries and consumer information
When a consumer contacts you through the Services, we deliver their name, contact details and message to you so that you can respond to that inquiry. You may use that information only to respond to the consumer and to provide the real estate services they request, and in compliance with all applicable laws, including the Telephone Consumer Protection Act, the CAN-SPAM Act, state telemarketing and do-not-call laws, privacy and data protection laws, and fair housing law.
You must not sell, rent, share or disclose consumer information to third parties (other than your brokerage and service providers acting for you under confidentiality obligations), add consumers to marketing lists without their consent, place automated or prerecorded calls or texts without the consent the law requires, or use consumer information to discriminate. You must keep consumer information secure, honor requests to stop contacting a consumer, and delete it when you no longer need it, consistent with your record-keeping obligations. Addresswell does not sell inquiries as leads and does not guarantee the number, quality or outcome of any inquiry.
A consumer’s contact statement covers responding to that inquiry. It is not prior express written consent to autodialed, prerecorded, artificial or AI-generated voice calls or texts for telemarketing. Obtain any consent the law requires yourself, honor a request to stop by any reasonable means within the time the law allows, and follow do-not-call rules.
7. Payments to Addresswell are for advertising, not referrals
Amounts you pay Addresswell are fees for advertising and software services at published prices. They are not payments for the referral of any settlement service business, are not contingent on any transaction closing, and are not based on the value or volume of business between you and any consumer. Addresswell does not refer consumers to you, does not recommend you to consumers, and does not receive any portion of any commission or fee. ZIP code boost prices reflect the advertising value of an area under a published rate card and are not tied to any referral, inquiry or closing. You are responsible for your own compliance with the Real Estate Settlement Procedures Act and state anti-kickback and referral laws.
8. Plans, subscriptions and billing
Paid plans are offered at the prices and with the allowances shown on our pricing page and at checkout, which currently include Starter, Pro and Pro Plus monthly plans with different numbers of published listing slots and seats, and a one-time included featured boost. Plan details may change for future billing periods as described below.
Subscriptions are billed monthly in advance and renew automatically at the end of each billing period at the then-current price until cancelled. By starting a subscription you authorize us and our payment processor, Stripe, to charge your payment method for each renewal, for applicable taxes, and for any other charges you incur, and you agree to keep a valid payment method on file. Prices are in U.S. dollars and exclude taxes unless stated; you are responsible for applicable sales, use and similar taxes.
Extra listing slots. Owners on an active paid plan may add published listing slots for $10 per slot per month plus applicable tax. Extra slots are part of your monthly subscription and renew automatically with it, on the same date and payment method, until you remove them or cancel; they are not a separate plan. They can’t be added during a free trial, while a payment is past due, or while a plan change is scheduled. When you add slots, we charge a prorated amount for the rest of the current billing period right away. When you remove slots, they stay available until the end of the period you have paid for, and your next renewal is billed for the lower number; removing slots does not give a refund or credit. You can remove only slots that aren’t in use. A slot is in use while a listing is active, coming soon or under contract after approval; drafts, listings in review, and sold, rented, leased, withdrawn, expired and off-market listings don’t use one. Slots you removed can be added back at no charge before the period ends. Extra slots continue through a plan change and end when your plan ends.
Launch offer. Agents who start any plan before the launch offer ends pay nothing until the end date shown at checkout (11:59 PM Central Time on that date), once per business. A payment method is required. Unless you cancel before that date, your subscription converts to a paid subscription and your payment method is charged the plan price on that date and each month after. We will send a reminder before it ends where email delivery is available. After the launch offer ends, plans are paid from the first day, with no free trial.
Changing plans. If you move to a plan with a higher monthly price, the change takes effect immediately and we charge the prorated difference for the rest of the current billing period; during the launch offer, changing plans keeps your free period until its end date, and the new plan is billed from then. If you move to a plan with a lower monthly price, the change takes effect at the start of your next billing period, and listings already published stay published, but you can publish another listing only while you are within the new plan’s allowance (including any extra slots), and we may pause listings, members or promotions above the allowance if the overage continues.
Cancelling. You can cancel from Plan & billing or the billing portal at any time. Cancellation takes effect at the end of the current billing period; you keep your plan’s features until then and are not charged again. When a subscription ends, your workspace, listings and records are kept, but listings leave public search until you start a new plan.
Failed payments. If a payment fails, we and Stripe may retry it and ask you to update your payment method. We may pause publishing, promotions and other paid features, or end the subscription, if payment is not completed.
Price and plan changes. We may change plan prices, allowances or features. We will give you at least 30 days’ notice before a price increase applies to your subscription, and you may cancel before it takes effect.
Refunds. Fees are non-refundable except as stated in the Refunds, Cancellation & Auto-Renewal Policy or required by law. If you believe you were charged in error, contact billing@addresswell.co within 60 days of the charge.
9. Featured boosts and sponsored listings
You may feature one of your published listings for a set term at the price shown before you pay (currently $79.99 for 30 days or $199.99 for 90 days). Each plan also includes one featured boost, once per workspace, whose length is set by your plan when you use it (currently 7 days on Starter, 30 days on Pro and 60 days on Pro Plus). A featured boost is paid once and does not renew automatically; renewing buys another term that starts when the current one ends. A term runs on calendar time, including while the listing is not public, and you may move the rest of a term to another of your published listings. Featured boosts have no cash value, cannot be transferred to another workspace or exchanged for money, and end when your workspace is closed, except where the law requires otherwise.
Featured listings are labelled “Sponsored” where they are featured and take turns in featured and sponsored placements with other featured listings in the same area, in the order described on our pricing and help pages. There is no limit on how many listings may be featured, so the share of time a listing is featured varies with how many others are featured. We do not guarantee any position, frequency, number of impressions, views, saves, inquiries or sales, and placement may vary by search, location, device and time. We may pause or end a featured boost if the listing becomes ineligible under these terms.
10. ZIP code profile boosts
A ZIP code profile boost promotes your professional profile in the agent directory for a service ZIP code for at least 14 days, ending at 9:00 AM Central Time. Each ZIP code has a limited number of boost spots (currently three agents at a time), offered first come, first served. You must hold a license on file for the ZIP code’s state and list the ZIP code as a service area. The price is the quote shown when you book, which may vary by ZIP code according to our published rate card, based on public U.S. Census Bureau estimates of median home values; when you start checkout we hold a spot for a short time, and the boost activates only after payment is confirmed. A boost cannot be paused, transferred to another ZIP code or refunded once it starts, except as required by law. Plans that include a ZIP boost may use it once per billing period. Availability alerts are a convenience and do not reserve a spot.
11. Reports, analytics and profile information
Listing reports show views, clicks, saves, inquiries, active time and other measurements that Addresswell observes on its own Services. They are estimates subject to browser settings, privacy choices, bot filtering and technical limits, and are provided for your internal business use. We do not guarantee their accuracy or completeness.
You are responsible for the accuracy of your professional profile, including your photo, specialties, service ZIP codes, office, biography and license information. Directory order depends on the ZIP code you search, sponsored placement and other factors we may change; it is not a ranking of quality.
12. Reviews and recorded sales
You may invite clients to review you, but you must not write, buy, sell, solicit fake or misleading reviews, offer anything of value for a review without clear disclosure where the law permits, review competitors, suppress negative reviews, or ask only satisfied clients in a way designed to mislead. You must comply with the Federal Trade Commission’s rules on consumer reviews and testimonials. We moderate reviews and may remove reviews or limit review features for violations.
Sales you submit for your profile’s recorded sales must be transactions you actually took part in, described accurately, and supported by the evidence we ask for. We review submissions, may reject or correct them, and may remove sales or limit the feature if a submission is inaccurate.
13. Your compliance obligations
You will comply with all laws, regulations and rules that apply to your business and your use of the Services, including real estate license laws and advertising rules, MLS rules, your brokerage’s policies, fair housing and anti-discrimination laws, consumer protection and unfair or deceptive practices laws, privacy and data security laws, anti-spam and telemarketing laws, the Americans with Disabilities Act as it applies to your own materials, and economic sanctions laws. You are responsible for your own professional judgment and obligations to your clients.
Do not threaten, intimidate, retaliate against or refuse to deal with anyone because they reported a listing, message or review, or complained about discrimination (42 U.S.C. § 3617), and do not try to identify who made a report. A violation is grounds for immediate suspension or termination.
14. Account security and confidentiality
Keep your workspace credentials secure, use your own account, and remove access for people who no longer work with you. Information we make available to you that is not public, such as non-public features, pricing offered only to you, and consumer information, is confidential: use it only for your business with Addresswell and do not disclose it except as these terms allow.
15. Your indemnification of Addresswell
In addition to your obligations under the Terms of Use, you will defend, indemnify and hold harmless Addresswell and its members, managers, officers, employees, agents, licensors and service providers from all claims, losses, liabilities, damages, fines, penalties, costs and expenses (including reasonable attorneys’ fees) arising out of or relating to: your listings and Professional Content, including claims that they are inaccurate, unauthorized, infringing or discriminatory; your handling of consumer information and communications; your violation of MLS rules, brokerage policies, license law, fair housing law or other law; any dispute with a client, consumer, seller, broker, photographer or MLS; and acts or omissions of your workspace’s members.
16. Limitation of liability for professional accounts
TO THE FULLEST EXTENT PERMITTED BY LAW, ADDRESSWELL’S TOTAL LIABILITY TO YOU AND YOUR WORKSPACE FOR ALL CLAIMS ARISING OUT OF OR RELATING TO THE PROFESSIONAL AGREEMENT OR YOUR PROFESSIONAL USE OF THE SERVICES WILL NOT EXCEED THE FEES YOUR WORKSPACE PAID ADDRESSWELL IN THE TWELVE (12) MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM. ADDRESSWELL WILL NOT BE LIABLE FOR LOST COMMISSIONS, LOST CLIENTS, LOST PROFITS OR BUSINESS INTERRUPTION.
The disclaimers and other limitations in the Terms of Use also apply.
17. Suspension and termination of professional accounts
In addition to the reasons in the Terms of Use, we may suspend or terminate a professional account, workspace, listing, promotion or badge, without refund except as required by law, if your license is not active or cannot be confirmed, if you advertise property without authorization, if we receive repeated or credible complaints, if you initiate chargebacks for valid charges, or if you violate the Professional Agreement. When a workspace is terminated, its listings are removed from public view and any unused credits and active promotions end.
If we suspend or permanently ban your account, we email the address on your account to tell you, and we cancel the subscription of each workspace you own, including any extra listing slots, effective at the end of the current billing period, so nothing more is charged. Featured boosts and ZIP boosts end with no refund. Fees already paid, including the rest of the current billing period, unused listing slots and boost time, are not refunded, except as the law requires. If a suspended account is reinstated, its plan does not restart automatically; the owner can choose a plan again.
18. Changes to plans, features and these terms
We may change these Professional Terms, our plans and paid features as described in the Terms of Use. Changes to prices for your subscription follow the notice described in the plans section above. Continued use of a paid feature after a change takes effect means you accept it.
19. Independent businesses
You and Addresswell are independent businesses. Addresswell is not your broker, employer, partner, franchisor or agent, and is not responsible for supervising your real estate activities. Nothing in the Professional Agreement gives either party authority to bind the other.
